  • Articulating a regional investment strategy poses challenges for real estate portfolio managers. This paper offers a way of collapsing the many US metros into eight clusters, taking into account the dominance of a few large metros, economic similarities and geographic proximity. Through cluster analysis, we used the relative similarities of metros to group them. Our approach involved identifying many socio-economic indexes for each market; concentrating the information in the indexes into a few blended indexes by using principal component analysis; and generating clusters based on correspondence to the reduced set of indexes. The results are simple, intuitive and effective for diversification, market targeting and benchmark exercises.

  • The contribution of planning in facilitating an efficient and effective performance of public sector organizations is generally undisputed in both developed and developing countries. Its contribution can be at both central and local government levels of public sector management. This article examines the relationship between procurement planning and accountability of local government procurement systems in Uganda. The findings arose from a study that was conducted among 99 local government stakeholders selected from 11 Districts of Uganda, using a correlation research design. The data was analyzed using principal component factor analysis that aimed at identifying the critical components of procurement planning and accountable local governments systems in Uganda. Consequently, correlati...

  • Little is known about how regulatory development variables reflect and define a community. This paper explores the correlation of development regulatory variables with broader community measures in 68 municipalities in the Twin Cities area of Minnesota. Coefficients of determination, correlation coefficients, principal component analysis, and factor analysis were used to compare development regulatory data with broader municipal measures. The hypothesis tested is overarching: that a municipality's development regulations and processes correlate to general measures of community composition. The strongest and only significant correlations found were in the municipal use of tax increment financing and commercial/industrial property values, non-residential construction activity, population,...

  • This study examined African American college students' perceptions of psychosocial factors that influence racial disparities in health. We conducted focus groups in two Alabama Black Belt Counties from June to August 2005. Data were collected using a standardize discussion guide, augmented by prompts for clarification. Principal component factor analysis with varimax rotation was used to identify patterns or the dimensionality of psychosocial factors identified by the students. Principal component factor analysis identified three patterns that accounted for more than 64% of the variance of psychosocial factors influencing racial disparities in health. Our findings indicate that many African American college students perceived racism/discrimination targeted at African Americans, mistrust...

  • LILLE, France (HedgeWorld.com) - Returns for the majority of hedge fund strategies were poor to middling for the month of July, according to data from EDHEC's alternative indexes. EDHEC indexes are based on the 10 most important hedge fund indexes. They are compiled using a technique called principal component analysis to isolate common factors in the information they provide in order to avoid skewing the data. According to the risk management research center, the month was characterized by mildly positive stock market returns, the first positive bond market returns of the year and volatility that remained at historically low levels, although slightly higher than in June.

  • NICE, France (HedgeWorld.com) - Following a strong overall performance from the major global equities markets in April, short selling was predictably the only equities-based hedge fund strategy in the Edhec Alternative Indexes to finish the month in negative territory. In fact it was the only strategy of all to lose ground, shedding a bone-jarring 2.62% according to monthly statistics from the academics at Edhec Business School's Risk and Asset Management Research Centre. The Edhec Alternative Indexes, which use principal component analysis to extract common factors in the returns calculated by a number of competing hedge fund indexes, identified emerging markets- oriented strategies as the best performers for the month, with gains of 2.56%. Edhec noted that several emerging market inde...

  • Extant scales for risk propensity are confined to specific decision contexts, lending them less applicable to multifaceted business decisions where decision-making agents' general risk propensity across different aspects of the decisions can be an important determinant. To fill this gap, this study developed a scale that measures general risk propensity of decision-making agents and can be applicable to multifaceted business decisions. The scale development approach used in this study was based on Hinkin's (1998) guideline for survey scale development. A five-item general risk propensity scale was developed, then assessed on its reliability and unidimensionality, and further validated through its correlation with other context-specific risk propensity scales and with conceptually relate...
