The recent recession left quite an impact on both the national and Oklahoma retail markets. Significant reductions in consumer spending forced several national retailers into bankruptcy, causing them to either downsize or close their doors altogether. As a result, retail vacancy all over the nation has experienced a substantial increase. This has also caused a slowdown in the sale of shopping centers and large retail properties, especially in Oklahoma City and Tulsa. However, there is one form of retail real estate that has seen a sharp uptick in transaction activity over the past year in the Oklahoma markets: single-tenant, net-leased (STNL) properties.

Even as the downturn in the economy is causing commercial real estate transaction activity to slow, there is one sector of the market where sales are stronger than ever. According to CoStar data released last week, investors continue to flock towards single- tenant, triple-net-leased properties thanks to the availability of inexpensive capital from a variety of both large and small sources. In fact, activity has been so strong that there has been $29 billion of confirmed single-tenant deals thus far in 2011.
