Housing prices in the New York metropolitan area, which includes North Jersey, remained flat in October and fell 7.7 percent compared with October 2008, reported the Standard & Poors/Case-Shiller Home- Price Indices.
Case-Shiller does not break down sales by county. But figures from the New Jersey Multiple Listing Service show median single- family home prices in Bergen County at $439,500 in October, down 2.9 percent from a year earlier.

Short sales typically take a long time. But Kamal George Fattal, after months of complying with a major bank's multiple and often duplicate requests for financial documentation, finally bought a short-sale home by switching to a smaller lender that recognized his suitability for a mortgage.
Fattal, his wife and four children ages 10 to 16 have been living in a 1,200-square-foot home in Clifton, with the kids doubled up in rooms filled by their beds. Fattal found a 3,700-square-foot, five- bedroom house in the Pines Lake community in Wayne by scouring the New Jersey Multiple Listing Service.

Good news for buyers, bad news for sellers: Home prices in North Jersey and nationwide are likely to continue to fall in the first half of 2009, and stay flat for several years after that, analysts say.
Prices for existing homes, which make up the bulk of the market, dropped about 7.5 percent in North Jersey in 2008 from 2007's numbers, according to data from Standard & Poor's Case-Shiller indexes and the New Jersey Multiple Listing Service. But home values in this region are still almost double what they were in 2000, before the housing boom began.

Information for homes listed publicly for sale on the NJMLS site now may include addresses along with the number of bedrooms, baths, asking price and a summary of key features. The site displays homes in the state's 21 counties.
