Certificate of satisfaction of a mortgage, filed under the wrong property identification number but with a correct legal description and address of the property, put a second mortgagee of the property on constructive notice that the first mortgage had been inadvertently released. The discrepancy between the property identification number and the legal description would only have alerted the reasonably prudent mortgagee to make a further inquiry that would have demonstrated an obvious error with the release, thus denying the second mortgagee status as a good faith lender.

QUESTION: On the listings for sheriff's sales, why do they list only the legal description of the property and not the real address? If people knew where these properties were, I think there would be a lot more people bidding.
ANSWER: Properties are identified by their legal descriptions in the sheriff's sales because the "real address" can change.
