I recently blogged about how the sharp increase in oil prices could prove beneficial to the Oklahoma City and Tulsa office markets due to the fact that a bulk of both cities' office inventories consist of energy-related firms. Now there is growing discussion about the impact rising energy prices will have on the national commercial real estate market. Jonathan Litt, managing principal of Land and Buildings Investment Management LLC, recently authored a report on the global state of commercial real estate and addressed the impact high oil prices will have on the industry.

After an extended absence, high oil and gas prices have returned. In Oklahoma, energy-based firms are enjoying the price increases, while consumers are already seeing an effect on their wallets. The reaction is much the same in Oklahoma City's and Tulsa's commercial real estate markets. High oil prices may bring both positive and negative impacts to the industry.
On the positive side, owners of Oklahoma office buildings are thankful for the high prices and are hoping they stick around for a while.
