Four years after buying part of Vancouvers EastRidge Business Park, a Portland-based investment firm will now walk away from the upside-down real estate venture. Lease revenue wasnt covering the propertys monthly mortgage payments, said James Paul, a senior vice president with Scanlan Kemper Bard Companies, a private real estate investment firm that purchased a 27-building portion of EastRidge for $62 million in 2006. Now the company has defaulted on its $44 million mortgage debt to Aegon, loan operator for the parks lender, Iowa-based Investors Warranty of America Inc.

• Former Keybank Building Attracts Buyer

DAYTON -- The downtown office tower that once housed KeyBank's Dayton headquarters is under contract and the sale of the building is expected to close by Aug. 13. A sealed-bid auction of the 14-story building on North Main Street had been set for June 11. However, before an auction took place, an unidentified group of investors made an offer to buy the 32-34 N. Main St. building, said Ed Durnil, senior partner and chief executive for Tranzon Asset Advisors of Ohio Inc. Tranzon was handling the auction on behalf of the building's owner, Investors Warranty of America Inc. The group came in with an attractive enough bid that the seller canceled the auction and accepted the offer, Durnil said.
