Investment in U.S. real estate is becoming increasingly competitive due to increased capital flows and improving industry fundamentals. U.S. Real Estate Investment Trusts (REITs) are seeking new investment opportunities through international investments. This paper reviews the research literature to determine possible investor reaction to international diversification strategies by U.S. REITs and identifies recent diversification trends. We find that the US REITs that specialize in corporate real estate are beginning to diversify internationally through joint ventures with local firms. In the last few years public real estate vehicles and the REIT concept have expanded into many countries including the United Kingdom in January 2007 and Germany in March 2007. With more investment opportunities, many new international real estate investment funds have sprung up around the world. Therefore new investment strategies to help international real estate investors are needed. A prime factor of trade liberalization, investment, eludes a comprehensive coverage in the multilateral rule based regime under the World Trade Organization. The Agreement on Trade Related Investment Measures, though one exclusively concentrated on investment, has proved to be insufficient as regards various barriers facing liberalization of cross-border investment flows are concerned. The proposed Multilateral Investment Agreement of Organization for Economic Co-Operation and Development Group of countries also having failed to come up as planned, the field remains unoccupied even today. Therefore, it is high time that a consensus emerges at the multilateral level as regards basic rules of fair-play and liberalization of host-country measures towards foreign investment flows.

International capital flows are strongly influenced by country-specific patterns that can be best understood in historical and comparative perspective. A long-term empirical analysis of French and German investment in Spain reveals that the core capabilities of foreign firms and their relations with local partners have spurred the rise and development of two national models of international investment, characterized here as "political" and "technical." The research identifies the main actors and the ownership advantages of the two models that have proved to be so resilient over time.
