Q: My daughter is a first-time home buyer who just bought a condo. Her seller included an "upgraded" one-year homeowner's warranty insurance policy. A few weeks after she moved in, she noted the heater wasn't getting to the desired temperature. Later, she discovered the air- conditioner wasn't cooling. Then she contacted the home warranty company. They told her they would not reimburse my daughter for any repair or replacement of any equipment because the seller did not maintain them. This plainly shows the homeowner's warranty company got the seller's premium and now they are telling the new owner the policy is worthless. What can be done to stop this rip-off?

The benefit of contractors who also design and build is that they handle all the details-permits, budgets and design," said Paul Basker of Rose Construction in Fairfax. "That way, the homeowner has only one point of contact.
"The most important consideration is access to the [bathtub's] motor," says Randy Tugaw of San Rafael's Bay County Builders. For that reason, he adds, it is critical for homeowners to have the specifics of the model they plan to purchase before the contractor even begins framing. "The [indoor] tubs are bigger than the backyard ones because of the equipment that is attached," Tugaw says, adding that even smaller decisions such as at which end the controls will be located must be made in the beginning.
