Trial court did not err in granting summary judgment in favor of bank on breach of contract claim against title company. Clearing the mechanics' liens did not fulfill the title company's obligations where title policy also provided indemnification for advances expended to protect the mortgage and prevent deterioration of property. Trial court did err in granting summary judgment on promissory estoppel claim where genuine issues of material fact remain as to whether a clear, unambiguous promise was made and whether any purported reliance thereon was reasonable. Trial court also erred in awarding damages for attorney's fees and lost profits.
