Rutherford, Springer and Yavas (2001) develop and empirically test a model that analyzes the effect the type of listing contract, either exclusive agency (EA) or exclusive right to sell (ERTS), has on the performance of the agent/broker. This paper extends the work of Rutherford et al. and looks at differences between housing submarkets delineated by price. The results show a selling price discount associated with both broker-effected and owner-effected sales for lower-priced houses with EA contracts. For higher-priced houses, there is no price advantage to an EA listing if the broker achieves the sale, but if the owner sells the house, there is a modest price premium associated with the sale. The primary implication of the results is that owners of lowerpriced houses should be wary of ...

A costly railroad strike is looming just in time to scare Christmas-season retailers unless the nation's freight railroads and labor unions resolve their differences by Tuesday. The railroads include Union Pacific Corp. and Burlington Northern Santa Fe. Union Pacific has a rail yard in Colton and BNSF operates rail yards in San Bernardino and Barstow. Congress could intervene as early as today to avert a shutdown. House lawmakers said Thursday they hope the parties will agree to extend the negotiation period for another 60 days. If not, House GOP leaders intend to bring up for a vote today a bill to block a strike, said Rep. Bill Shuster, R-Pa., chairman of the House Transportation and Infrastructure rail subcommittee. The bill would impose the settlement recommendations of a five-membe...

After a half-decade long legal battle with the previous property owner, the city has finally settled on a plan to sell the site of the old Chesapeake restaurant, which will be reopened as an eatery serving farm-to-table cuisine and run by prominent Baltimore restaurateur Qayum Karzai. The Baltimore Development Corp., the city's quasi-public economic development agency, has entered into an exclusive negotiating agreement with a team led by Michael Schecter, owner of a number of commercial properties in the emerging arts and dining district just north of Penn Station, including the building that houses the Charles Theatre and Tapas Teatro, as well as the nearby Metro Gallery and the North Avenue Market complex.
