There are would-be sellers and buyers who think they can't participate in the market, not realizing an owner-carried loan may negate their financing problems. With this kind of arrangement - also known as "seller carry back" or "purchase money trustee" - the seller is the lender. That means all of the financing terms are at his discretion, including what credit scores are acceptable and whether the house is worth what's being lent.
