  • Amortization, the word, comes from the Latin "mort," meaning death. It literally means to kill a loan. It commonly means to repay it, combined with interest, over a specified period. When you shop for a loan - and popular advice encourages this - each lender will calculate your monthly payments based on the cost of the house and the interest rate he's willing to give you, which is based on your credit score, income and current debt.

  • Since the late 1950s, most textbooks and many professors have been inadvertently defining the internal rate of return (IRR) of an investment incorrectly vis-a-vis the reinvestment of an investment's cash flows. Any analyst, including the portfolio manager, must fully and completely understand both what the IRR is and what it is not, in order to properly interpret its meaning and to skillfully apply it in practice. Profiling the IRR provides that if in any given time-period the cash flow received is more (less) than is needed to earn the IRR for that period, then the extra (deficient) amount of cash flow is attributed to positive (negative) capital recovery, recapture, or amortization. Said amount of capital recovery effectively decreases (increases) the amount of capital remaining inter...

  • To commemorate the 10th birthday of TRAX, I suggest an unusual twist to gift-giving. In honor of Utah taxpayers giving their money to TRAX in the form of massive subsidies, how about TRAX giving us a full and honest accounting of the true costs and benefits of its service? The accountants must include the costs of capital investments and amortization. Remember that TRAX recently showed off new cars, meaning that the depreciation of TRAX cars is about 10 years. The point is that for every rider who gets on TRAX for $1.25 or $1.50, Utah taxpayers likely pay at least another $8. This is the gift we keep on giving. The fact is that public transit has never paid for itself and will never come close to breaking even.

  • A BIG PART of the American dream is in serious danger - danger fueled by misinformation campaigns that may well lead to terrible policies. For a long time, owning your own home has been a key part of that dream: One little corner of the world that's yours, a shelter that not only protects your family from the wind and rain but also from financial storms. That little bundle of equity can make emergencies manageable and a graceful retirement feasible. And there is plenty of evidence that homeownership helps build stable communities.

  • People trusted mortgage companies when they should not have been trusted. Beyond a full understanding of option arm mortgages, people got soaked with adjustable rate mortgages. Adjustable rate mortgages once adjusted annually. Along the way, mortgage companies slipped in semiannual interest rate adjustment, meaning the mortgage interest rate adjusted upward twice a year. Instead of a maximum rate increase of 2 percent annually, people are realizing a 4 percent rate increase annually. If your rate began at 3.25 percent and every year the interest rate is increased 4 percent a year, in three years, a person will reach the maximum legally allowable interest rate of 13.99 percent. For a $500,000 mortgage, the payment in three years would jump to $5920.40 almost triple the original payment o...
